Own Property.
Not the Hassle.
Owning a rental property should give you opportunities, not another full-time responsibility. Get support with tenant coordination, rental collection and the day-to-day matters that come with being a property owner.
For homeowners and property investors seeking support with ongoing rental property responsibilities.
Property Ownership Should Work for You.
A rental property comes with more than monthly income. There are tenants to communicate with, payments to keep track of, maintenance matters to coordinate and property-related responsibilities that need attention.
These tasks can become difficult to manage when you have other commitments, own several properties or live away from the property itself.
Portfolio management provides a structured way to handle agreed property and tenancy matters, helping you spend less time coordinating day-to-day issues and more time on your priorities.
Discuss Your Property ↓Managing a Property Takes More Than Collecting Rent.
A property may be an investment, but keeping it running smoothly takes time, attention and coordination. The challenge often begins after the tenancy starts.
Keeping Track of Rental Payments
Following up on rental payments, monitoring receipts and keeping property-related payments organised can become repetitive and time-consuming.
Handling Tenant Matters
Questions, requests and tenancy issues require clear communication and timely coordination between owners and tenants.
Coordinating Maintenance
Repairs, management-office matters and property-related payments need follow-through to help keep ownership responsibilities organised.
Ongoing Support for Your Property.
Portfolio management is about coordinating the responsibilities that come with owning a tenanted property. The exact scope of support is agreed with you before the service begins.

Assistance with rental collection and payment follow-up, with updates to help you keep track of your property’s rental position.
Property-Related Payments
Coordination of agreed property-related payments, which may include management fees, assessment fees and quit rent. Payment arrangements and authorisation should be confirmed in advance.
Tenant Coordination
Assistance with communication between the owner and tenant, helping organise requests, clarify issues and coordinate the next steps.
Maintenance Coordination
Arranging follow-up for agreed technical or maintenance issues and coordinating with relevant service providers where required.
Management Office Liaison
Assistance with communication and coordination with the building management office when applicable to the property.
Tenancy-Related Issues

Before You Get Started.
Every owner has different priorities. Here are some questions to consider when deciding whether portfolio management is suitable for you.
Make an Enquiry ↓What is portfolio management?
Portfolio management is an agreed service offered by Legacy Real Estate that helps property owners manage their property and tenancy responsibilities over a specified period.
Is this service suitable if I own only one property?
Yes. The important considerations are your property’s needs, the support you require and whether the proposed service arrangement makes sense for you. Submit an enquiry to discuss your situation.
What types of properties can be managed?
The service may be suitable for residential and commercial properties, subject to the portfolio management team’s service coverage and acceptance criteria. Submit your property details to confirm suitability.
How much does portfolio management cost?
Our agency management fee is fixed at 10% of the agreed monthly rent, subject to a standard minimum of RM100 per month and capped at a maximum of RM500 per month. [Example: For a property rented at RM800 per month, the 10% rate calculates to RM80; therefore, the minimum monthly charge of RM100 applies.]
Can you help if I live outside Kota Kinabalu?
Our agency currently focuses on properties within Kota Kinabalu. To ensure we provide the best service, our team will review and confirm your property’s specific location before accepting management.
Does the service include maintenance and tenant issues?
Maintenance coordination and tenancy-related assistance may form part of the agreed service. The exact scope, approval process, costs and exclusions should be confirmed with the portfolio management team before you proceed.
